01 - Alignment

Every engagement begins with a conversation, not a contract. Before any design work begins, we meet to ensure that our vision and yours are aligned — that we understand not only what you wish to build, but why. This initial meeting establishes the foundation of trust and shared intent that defines the work to come.

02 - Discovery

With alignment established, we turn to the site itself. Our Discovery phase includes thorough site visits, undertaken to properly situate the project within its context — its topography, its light, its relationship to what surrounds it. A building cannot be designed in the abstract; it must be understood in relation to the land it will occupy.

03 - Due Diligence

Before vision can take form, it must be tested against reality. In this phase, we determine precisely what is possible: how much of the property may be built upon, what mandates govern the zone, and what regulatory constraints will shape the project. This rigorous groundwork protects our clients from costly surprises later, and ensures that every concept we propose is grounded in what can actually be achieved.

04 - Client Dialogue

Architecture should fit its inhabitants as precisely as a tailored garment fits its wearer. In this phase, we engage in an extended dialogue with each client about their day-to-day life — present and aspirational. How do you move through a space? How do you wish to live within it? This conversation becomes the quiet architecture beneath the architecture: the program, the priorities, and the personal rhythms that will ultimately shape every line we draw.

05 - Concept

With the dialogue established, we begin to design. Multiple layouts and orientations of the project's programmatic elements are explored and reviewed — each measured against the client dialogue that preceded it. This is an iterative, exploratory phase, undertaken not to arrive at a single answer quickly, but to arrive at the right answer deliberately.

06 - Feasibility

A concept is only as valuable as its ability to be realized. In this phase, we confirm that the chosen direction can be constructed at, or within, the client's specified budget — reconciling design ambition with financial reality before a single construction document is drawn.

09 - Construction Administration

Design intent is too often lost in the gap between drawing and building. We close that gap. Our involvement does not end when documents are issued — we remain present throughout construction, working directly alongside contractors to ensure that what was designed is what gets built.

This is where our dual fluency as architects and developers becomes a distinct advantage. We understand not only design, but sequencing, means and methods, and the realities of a job site. Our construction administration services include site observations and submittal review, response to requests for information, and resolution of the inevitable questions that arise once a building begins to take physical form.

07 - Review

Before advancing into construction documentation, we pause. We return to the full history of the design's evolution — every iteration, every dialogue, every decision — to ensure that what we are about to document is, without question, the correct solution for the individual lifestyle and vision each client brought to us at the outset.

Only once this is confirmed do we proceed.

08 - Construction Documentation

With the design fully resolved and reviewed, we move into construction documentation — translating the concept into the precise technical language required to obtain permits and guide construction. Every detail is drawn with the understanding that it must ultimately be buildable, not merely beautiful on paper.

We review and approve contractor pay applications, ensuring that disbursements align with work actually completed. We evaluate and negotiate change orders on our clients' behalf, protecting both budget and design intent when conditions in the field demand adjustment. And we conduct punch list walkthroughs to hold the finished work to the standard the design deserves.

For our clients, this means a single point of accountability from first sketch to final inspection — someone in their corner who understands the drawings, the dollars, and the day-to-day realities of the build alike. The vision that was drawn is the vision that is delivered.
